How and when do I get paid? ▼
Rent is collected from tenants monthly — autopay is available so payments arrive on time. After deducting any approved maintenance expenses and our management fee, the balance is disbursed to you with a monthly owner statement detailing all income and expenses.
What do you charge for management? ▼

How do I apply for a rental? ▼
Visit the Rentals tab to see what's available, then contact us for the application link. Some listings have a direct Apply button. You'll need a valid ID, proof of income, and references from prior landlords.
What are your rental requirements? ▼
General requirements include:
Verifiable income of at least 2.5–3× the monthly rent
Positive rental history (no recent evictions)
Valid government-issued photo ID
Personal and landlord references
Requirements may vary slightly by property.
Is there an application fee? ▼
There may be a screening fee to cover the cost of any background or credit check. The amount is disclosed before you submit. Under California law, application fees are limited to actual screening costs.
During Your Tenancy
How do I pay rent? ▼
Rent is paid online through our tenant portal. Autopay is available so you never miss a due date. If you have any trouble getting set up, just contact us.
How do I submit a maintenance request? ▼
Submit requests through your tenant portal or contact us directly. For emergencies that pose a safety risk, call right away — don't wait. We coordinate with local vendors to resolve issues as quickly as possible.
What is your pet policy? ▼
Pet policies vary by property and are listed in each rental. Service and assistance animals are always accommodated per California and federal law. Mention your pet when you inquire so we can point you to the right properties.
How much notice do I need to give before moving out? ▼
For month-to-month tenancies, California law requires at least 30 days written notice if you've been there less than a year, or 60 days if a year or more. Your lease agreement will also specify — check it first.
