Every applicant goes through a thorough screening process that includes:

What is your pet policy? ▼
Pet policies are set per property based on the owner's preferences. We can accommodate no-pet, case-by-case, or pet-friendly properties. We always follow California law regarding service and assistance animals regardless of your pet policy.
Rent & Payments
How and when do I get paid? ▼
Rent is collected from tenants monthly. After deducting any maintenance expenses and our management fee, the remaining balance is deposited directly into your account. You'll receive a monthly owner statement detailing income and expenses.
What do you charge for management? ▼
Management fees vary based on the property type and services needed. Contact us for a quote — we're happy to walk you through our pricing with no pressure and no hidden fees.
Maintenance & Inspections
How do you handle maintenance requests? ▼
Tenants submit maintenance requests through our system. We assess the request, coordinate with appropriate local vendors, and handle scheduling. For routine repairs, we act within our pre-authorized maintenance threshold. For larger expenses, we contact you for approval before proceeding.
Do you conduct property inspections? ▼
Yes — we conduct move-in and move-out inspections with written documentation and photos. This protects both you and your tenant by establishing a clear record of property condition.

How do I apply for a rental? ▼
Visit the Rentals tab to see what's available. Each listing has an Apply button, or you can contact us directly and we'll send you the application link. Applications are processed through our online screening platform — you'll need a valid ID, proof of income, and references from prior landlords.
What are your rental requirements? ▼
General requirements include:
- Verifiable income of at least 2.5–3× the monthly rent
- Satisfactory credit and background check
- Positive rental history (no recent evictions)
- Valid government-issued photo ID
Is there an application fee? ▼
Yes — there is a screening fee to cover the cost of the background and credit check. The amount is disclosed before you submit your application. Under California law, application fees are limited to actual screening costs.
During Your Tenancy
How do I pay rent? ▼
Rent is paid online through our tenant portal. You can set up automatic payments so you never miss a due date. If you have trouble with the portal, contact us and we'll help.
How do I submit a maintenance request? ▼
Submit maintenance requests through your tenant portal or by contacting us directly. For emergencies that pose a safety risk, call us right away — don't wait. We coordinate with local vendors to get issues resolved as quickly as possible.
What is your pet policy? ▼
Pet policies vary by property and are listed in each rental. Some properties allow pets on a case-by-case basis; others do not. Service and assistance animals are always accommodated per California and federal law. If you have a pet or assistance animal, mention it when you inquire so we can point you to the right properties.
How much notice do I need to give before moving out? ▼
For month-to-month tenancies, California law requires at least 30 days written notice if you've been in the property less than a year. If you've lived there a year or more, 60 days notice is required. Your lease agreement will also specify the notice period — check it first.
